Engineered boards handle underfloor heating and slight movement in older Loughborough and Beeston properties better than solid wood, while solid oak still makes sense in a room with stable conditions and no heating pipes underneath.
Every job starts with checking the subfloor. A floor laid over an uneven or damp subfloor fails within a year regardless of how good the boards are, so we test moisture levels and level the subfloor first if it needs it, rather than skipping straight to laying boards. We fit floating, glued or fully nailed installations depending on the board type and room, and finish with matching scotia or beading against the skirting.
Engineered flooring fitted typically costs from £45 per square metre including materials. Solid hardwood runs from £65 per square metre. A typical living room, around 20 square metres, usually takes two to three days including subfloor preparation and finishing.
